Winston Churchill is credited with saying, “Britain and America are two nations divided by a common language.” The same can all too often affect researchers and decision makers trying to use research.

The root of the problem lies in their different perspectives. Research users need to make real world decisions, with a limited range of options. Researchers on the other hand look for patterns in the data so that they can predict outcomes. In the best cases, the patterns identified by researchers are relevant to the circumstances within which decisions have to be made.

The satisfied shopper spends substantially more than the dissatisfied. Increasing shopper satisfaction can be more effective than recruiting new shoppers, however shoppers are becoming increasingly dissatisfied. FSP’s analysis suggests decreased shopper satisfaction has resulted in a 2% decline in nationwide shopper expenditure.

Best practice in shopping centre valuation has changed. Valuations should now reflect the long term sustainability of passing rents. The willingness of retailers to pay the passing rent is the key to the valuation. This fundamental change follows the 2008 financial crisis. The BCSC Asset Pricing Guide issued last week gives little emphasis to lease terms and much to rent sustainability.
